We’ve refined a comprehensive approach to navigate the complexities of land development. Our process is designed to ensure clarity, efficiency, and alignment from the initial agreement to the start of construction, maximizing value for landowners and neighbors.

Project Feasibility & Conceptualization

Upon executing an agreement with the landowner, we immediately launch a feasibility analysis. Our expert engineering partners develop multiple conceptual layouts to determine the optimal use of the property. We then engage with the local jurisdiction in a pre-application meeting to present the most promising design, gathering initial feedback to confirm the project's viability and make any necessary adjustments to align with municipal standards.

Assembling the Land Use Entitlement Package

With a viable concept confirmed, our team and consulting partners begin compiling the formal Land Use Application. This critical phase involves gathering detailed site-specific data, which may include boundary and topographic surveys, traffic impact studies, utility plans, drainage and erosion control strategies, and environmental assessments. This comprehensive information is synthesized with the site layout to create a robust submission package.

Jurisdictional Review for Completeness

Once submitted, the governing body conducts a thorough review of our Land Use Application to ensure all required components and documentation are included. This administrative check confirms that the package is complete and ready for formal evaluation. If any additional information is needed, the jurisdiction will issue a request during this stage.

Securing Preliminary Plat Approval

After the application is deemed complete, the jurisdiction begins the official approval process to secure the Preliminary Plat Approval. This is a major milestone that formally entitles the land for development. Depending on the project's scope, this may involve public hearings, reviews by planning staff, and final approval from a planning commission or city council.

Engineering the Final Construction Plans

With entitlement secured, we move into the technical design phase. Our engineering team develops detailed civil construction drawings based on the approved preliminary plat. These plans translate the conceptual layout into precise, actionable blueprints that specify grading, utilities, infrastructure, and all other site improvements required for construction.

Final Approval of Construction Documents

The completed construction drawings are submitted to the jurisdiction for a final technical review. We work collaboratively with municipal engineers to address any required modifications. Upon receiving final plan approval, a pre-construction meeting is held with our team, engineers, and contractors to align on the project schedule and logistics. At this point, the project is officially cleared to break ground.
